It can be difficult to determine when the roof of your home needs to be replaced. Many roofing problems can be handled with repairs or cleaning, and these projects may reveal more fundamental problems that need to be addressed. If you’re unlucky, a sudden, serious problem like water damage can catch you by surprise. In general, though, there are four signs you should be looking for that will tell you that you need to have a new roof installed in your home.

1. End of Lifespan

The average asphalt shingle roof has a lifespan of about 15-25 years. If your roof has been in service for 20 years or more, you should definitely have it inspected to see if a new roof ought to be installed. It’s better to be proactive and replace it now than wait until a major problem or collapse occurs later on.

2. Damaged Shingles

Shingles are the first line of defense between your roof and the weather and elements and they can take a lot of damage over the years. From thunderstorms, hail, and windstorms to snow, UV rays, and extreme heat, your shingles will need to be replaced from time to time to ensure your roof continues to protect your home properly. But if several of the shingles are damaged or missing and the roof is over 15 years old, it is probably a better idea to started thinking about roof replacement.

3. Timber Deterioration

A large part of your roofing – the decking, fascia, rafters, and joists – is made up of timber. Normally this timber is pretty well protected from the elements, but when leaks happen the wood can end up soaking a damaging amount of water. Even worse, the signs of this damage usually go undetected until it’s too late. As soon as you start noticing any problems with leaks in your home, you should call a roofing professional as soon as possible.

4. Gutters

As you clean your gutters this spring and fall, you can actually make a simple check that can determine if you need a new roof. Keep an eye out for shingle granules in your gutters and downspouts. These granules protect the shingles from heat and UV rays, so if they are starting to shed into your gutters, it’s time to replace your roof.
